Specifications and Conditions of Sale
The house is built in two 12-foot sections, 50 feet long. Total size is 24 x 50‑-1,200 square feet.
The house has three bedrooms and two full baths (each with vanity, sink and commode included). The nice size living room has a twin window, insulated entry door and the floor system has been arranged and framed for basement stairs if needed. The kitchen has a side entry door, oak cabinets with under cabinet range hood/microwave included. The remaining kitchen appliances and countertops are not included.
Bedrooms, laundry room and linen closet have plenty of closet space. House is equipped with washer and dryer hook-up, and laundry room space has been arranged and plumbed for hot water heater installation.
Sheet vinyl floor covering is installed in kitchen/dining room and baths. Remaining floors are ready to receive either carpeting or hardwood.
House has been wired in accordance with the electrical code, complete with 200 amp service. (Appliances not included.) Electric light fixtures installed - interior only. All bedrooms and dining area have ceiling fans w/ lites.
House has central heat and air (14-15 SEER heat pump) and is fully insulated with exception of floor which will be done by owner after house is on permanent location. The building energy conservation package allowed for downsizing of the heat pump and includes double air seal caulking of wall framing joints (exterior and interior), 2” closed cell spray polyurethane foam (SPF) in exterior wall and gable ends, 4” SPF under entire sloped roof deck, exterior wall cavities behind tub and shower units prefilled w/ SPF foam, and all insulated ductwork (w/ mastic taped joints) run within conditioned space. Energy conserving advanced exterior wall framing techniques include: open framed corners, ladder framed exterior partition intersections, insulated headers and 24”o.c. stud spacing.
All framing is construction grade or better. Floor joints are Southern Yellow Pine, 2 x 8 @ 16 inch o.c., with double-joist perimeter headers and metal bridging. Sub-floor is 3/4 T & G Advantech.
Wall framing is 2 x 4 @ 24” o. c., with 7/16” zip system engineered storm sheathing (pre wrapped w/ joints taped) glued to studs.
Trussed roof construction has 24"o.c spacing, ½” zip system engineered roof sheathing, complete with 30 year seal down architectural shingles. Finished exterior overhangs have aluminum covered fascia and vinyl soffit.
Windows are Anderson casement or removable tilt double-hung white pre-finished vinyl clad with Low-E insulated glass and full screens
Plumbing & radon vent pipes are installed and chased through first story for future basement application.
House will be sold as is, where it is, on Tuesday July 10, 2012 at 6 p.m. at a public auction at Triplett Tech in Mt Jackson.
All uncompleted parts of the house will be the responsibility of the buyer.
$3500 deposit will be required on the day of the sale. The balance will be due within 30 days of the auction date or when the house is moved, whichever comes first. Failure to do so will make the sale null and void, down payment will be forfeited and the house re-advertised for sale.
Moving the house will be the responsibility of the buyer and must be moved within 90 days of auction date. A per diem penalty payment will be imposed if not moved within the allotted time.
The school reserves the right to reject any or all bids.
The house may be seen at Triplett Tech on any school day between the hours of 8:30 a.m. and 3: 30 p.m. or by appointment. Starting 6/18/12 summer office hours are M-Th and appointments are advised.
